These Terms and Conditions govern your use of this website and the booking of our villas. By submitting an inquiry or making a booking, you agree to these terms. Please read them carefully.

1. About us

Villa Tisa and Villa Aster are two privately owned holiday properties in Privlaka, Zadar County, Croatia, let directly by their owners. References to "we", "us", and "our" mean the owners of the villas.

2. Inquiries and bookings

Submitting an inquiry through our website does not constitute a confirmed booking. It is a request for availability. We will respond, normally within 24 hours, to confirm whether your requested dates are available and to provide details of the booking process.

A booking is only confirmed once we have expressly accepted it in writing and any required deposit has been received.

3. Prices and payment

Prices are agreed at the time of booking and are quoted in euros (EUR). Payment terms, including any deposit and the balance due date, will be set out in your booking confirmation. We reserve the right to correct any pricing errors before a booking is confirmed.

4. Cancellations and changes

Cancellation terms, including any applicable deadlines and refunds, will be provided with your booking confirmation. We recommend that all guests obtain appropriate travel insurance. If you need to change the dates of a confirmed booking, we will try to accommodate your request subject to availability.

5. Check-in and check-out

Check-in and check-out times will be confirmed at the time of booking. Early check-in or late check-out may be available on request and is subject to availability.

6. Guest responsibilities

During your stay you agree to:

• Treat the property and its contents with care and respect
• Not exceed the maximum number of guests stated for the villa
• Avoid causing nuisance or disturbance to neighbours
• Report any damage or faults to us promptly
• Comply with any house rules provided with your booking

You are responsible for the cost of any damage to the property caused by you or members of your party beyond reasonable wear and tear.

7. Liability

We take great care to ensure our villas are safe and well maintained. To the extent permitted by law, we are not liable for any loss, injury, or damage to persons or personal property during your stay, except where caused by our negligence. We are not responsible for events beyond our reasonable control, including but not limited to extreme weather, utility outages, or other force majeure events.

8. Website content

All content on this website, including text, images, and design, belongs to the villa owners and may not be reproduced without our permission. While we make every effort to keep information accurate and up to date, we do not warrant that the website is free from errors.

9. Privacy

Your personal data is handled in accordance with our Privacy Policy, which forms part of these Terms.

10. Governing law

These Terms are governed by the laws of the Republic of Croatia. Any disputes will be subject to the jurisdiction of the competent Croatian courts.
